We offer long-term rental of furnished apartments in the center of Hradec Králové, in close proximity to Masaryk Square and within sight of the historic Great Square..

attic apartment No.7 (4 rooms + kitchen in 160m2 & terrace, for 3-5 persons).

Apartment maintenance
EEach tenant is responsible for the servicing and maintenance of all equipment. This policy helps us and our clients keep rental costs at a reasonable level, allowing us to focus on significant improvements and additional repairs to what was once a very dilapidated building.
However, if, for example, a light bulb burns out, something breaks or stops working, or if you’re unsure how to handle a repair, please report the issue to us, and we will do our best to address it as soon as possible, depending on the nature of the repair and available resources.
Leave the maintenance of utility systems and regular inspection of complex appliances (such as the boiler, stove, washing machine, etc.) to us. By law, the responsibility for maintenance and care of utility lines, as well as electrical and gas appliances, belongs to us, and we also have easier access to service through our contractual repair providers.
Apartment cleaning
At the start of your rental, we will provide you with a thoroughly cleaned apartment. We expect that, upon termination of the rental, the apartment will be returned to us in the same condition. If you prefer not to handle the final cleaning yourself, we can arrange it for a fee before your departure.
We can arrange regular cleaning at intervals of once a week or once every two weeks, which we recommend. You may request this service either when you move in or at any time during your rental period. This service is charged, and a price list will be provided for your consideration when you move in.
Cleaning of common areas (stairs and entrance passage) is conducted once a week.
Energy and services
In addition to the fixed rental price, tenants should account for separate payments for energy consumption (heating, lighting), water, and cleaning services. For economic, legal, and environmental reasons, the costs of these items are billed separately. A preliminary financial statement based on current readings from apartment or building meters (for water) is sent by email each month and compared with paid deposits. Final billing and settlement are conducted within 14 days of receiving the annual invoice from the utility provider or upon termination of the lease. For those interested in very long-term rentals (two years or more), it is possible to transfer the electricity and gas supply contract to the individual tenant.
Heating in each apartment is provided by a gas boiler with central heating, regulated individually according to the internal temperature of the largest room. We recommend setting the system to achieve a maximum temperature of 19-20°C. Unfortunately, due to the building’s location in a heritage zone, comprehensive insulation is not permitted. Therefore, we rely on individual tenants to manage their heating responsibly, at their own discretion and expense. As heating system upgrades progress, apartments are being equipped with weather-compensated control, allowing for more economical and comfortable temperature regulation that adjusts to the outdoor temperature.
Laundry service
Each completed apartment is equipped with an automatic washing machine.
Internet
Each flat or apartement of the house is equipped with an individual wi-fi connection on the basic speed of 2000 CIR (1000kbps). Individual speed increase is possible at an additional cost.
TV signal reception
Receiving of digital terrestrial signal from a common TV antenna is possible in each apartment.
Holiday guests
If you have visitors, it is possible to accommodate them in your rented apartment. If you wish to host them for more than 10 days, please contact us.
Disposal of garbage
For household waste, several bins are provided on the ground floor of the building. We support the idea of ecological waste disposal and recycling, which is why only one bin is designated for regular household waste. Paper, plastics, and compostable waste have designated color-coded containers located in the same area. Glass should still be disposed of in public containers located at the intersection of Havlíčkova Street and Tylovo nábřeží (about 80 meters from the building). We would appreciate it if you, like us, are mindful of our environment and support ecological waste sorting in our building.

Camera system
Within the building, a surveillance camera system with recording is installed in the common areas, exclusively for security purposes. If necessary (e.g., theft, vandalism, etc.), relevant footage can be reviewed and provided to law enforcement authorities.
Parking
We offer assistance to our tenants in securing a residential parking space. Parking is available on the adjacent streets (green zone).
Storing bikes and strollers
Strollers and bicycles can be stored in the basement of the building in a separately lockable room or, by arrangement, in the property manager’s garage on the ground floor.
Mailboxes
Each tenant is provided with a mailbox and a button on the intercom system (electronic doorman) from the start of the rental. The key to the mailbox is given to the tenant upon handover of the apartment.
